This elegant and luxurious home is located in West Tisbury on the beautiful island of Martha’s Vineyard. It is located off of desirable Indian Hill Road near Arrowhead Farm. This large equestrian center is open to the public. The property is also just down the road from Cedar Tree Neck, one of the island’s most beautiful walking trail systems. You are also near the world famous Polly Hill Arboretum and of course the fantastic Lambert’s Cove Beach. There is an available 11 passenger van with beach sticker as well.

We are also just five miles west of the Vineyard Haven Ferry Terminal and seven miles northwest of the Martha’s Vineyard Airport, allowing you to easily reach the house no matter how you arrive. The beautiful shores of Lambert’s Cove Beach are two miles north, and the many attractions of downtown Oak Bluffs – from the historic Flying Horses to Inkwell Beach – are eight miles east. Edgartown is a short drive down the Edgartown road where there is ample public parking and transportation options. You can even ride your bike their through the State Forest.

The property is 4.35 acres and has four buildings on it. A 4 bedroom main house, a 4 bedroom guest house, a music studio and an art studio.

MAIN HOUSE
The main house was built in 2002 and is a four story modern colonial farmhouse design. It has a footprint of 40 x 28, resulting in over 4,000 of living space.
The home was completely renovated in 2018 and features completely new floor plan, baths, kitchens, windows, doors, kitchen and appliances
The home was also spray foam insulated and is very energy efficient
There is a full poured foundation with 6 large windows looking towards the south resulting in a sunny and welcoming ground floor which we call the garden level
The 1st floor is an open plan with a large living room, dining room and gourmet kitchen. There is also a private bedroom/study with a en-suite bath and zero curb shower

GUEST COTTAGE
The cottage guest house was built in 1998. The footprint is approximately 600 sq. Ft. on the main floor but the town has it measured as almost 1000 sq ft.. It is currently configured as a 4 bedroom with a bath on the first floor and another on the Garden Level which has a walkout basement.
All new kitchen, appliances, rugs, paint and furnishings have been added as well as a new 4 zone Daikin split heat and AC system. The home also has gas forced hot water.

The Music Studio is the third structure of approximately 300 sq ft which has a refrigerator, insulation and heat, Water is provided seasonally via connections to the cottage.

The Tree House is the fourth structure of approximately 300 sq ft. This structure is unfinished and could be used as a studio, office or guest bedroom.

There is an enhanced title 5 septic designed for 8 bedrooms. The site will allow for as many bedrooms as desired so long as leaching field is enhanced. The property can also support a barn and a pool.

Owner is a license Florida RE sales associate – not licensed in Massachusetts. I own another property in Edgartown called the Captain Morse House. This is available for rent and for sale as well.
